Know that you need a good team to get involved in real estate investing. At a minimum, you need a Realtor, accountant and a lawyer you can all trust. You might even need an investor or a party of fellow investors. Reach out through your personal connections to find individuals who will not let you down.

Make certain that you can afford the mortgage on any property you purchase. If you purchase a rental property, be certain that you are able to pay the mortgage even when units are vacant. It is never wise to rely on rental payments to meet your mortgage obligation.

To make sure you buy a good piece of real estate, find out what similar properties have sold for. This will give you a good idea of whether a property you’re considering is worth the price you’re about to pay for it. There are public databases about recent sales, or you can ask a real estate agent to help.

Do not waste time on a single deal. This will hurt you more in the long run. Distribute equal time to all of the deals that you have on the table.

If you’ve lost money on an investment, take the time afterwards to understand why it happened. Look at your books and see where you went over-budget. However, if one of you wishes to sell out, the other may not have the money to buy him out. You may end up selling the property before despite your desire to keep it.
